Curtain Wall Retrofit & Reglazing of Occupied Tower

Scope of work

C3 was both the general contractor and specialty contractor for the full replacement of over 10,000 pieces of  vision and spandrel glass and metal panels on an occupied, 28 storey commercial building. Scope also included design and installation of a new structural glass feature wall at north entrance, a lobby refresh in the surrounding area (mechanical, electrical, granite, drywall), and supply and installation of new exterior doors.
Project was completed in multiple phases on the tower and north and south lobby. A combination of twelve mast climbers and swing stages were used for access. Custom engineering of the anchorage and base supports was completed. Laydown and site storage areas were combined with the overhead protection system to maintain pedestrian traffic around the perimeter of the building.

New spider glass feature wall complete with new revolving doors, balanced doors, HVAC air curtain, granite benches, new exterior ceiling soffit panels complete with LED linear lighting, column light sconces, new fascia panels mullion caps, video intercoms, card access devices and wave ADO actuators

Scope or work – Replacement of all 1800 insulated glazing units and rework of the spandrel area. All primary and secondary seals and expansion joints were detailed to optimize the long-term performance of the building envelope by minimizing leakage and thereby maximizing energy efficiency. Overclading with Custom Cassette System

Scope or work – C3 was both the GC and specialty glazing contractor. Scope included design, fabrication, and installation a fully bespoke, cassette system on an occupied building, overcladding the existing steel panels at the mechanical penthouse, and a new custom glass and metal cladding system at the podium. Retrofit of existing curtain wall anchors was required to accommodate the new system. Majority of the original cladding system remained in place with exception of the infill panels and glazing.
Project was completed in multiple phases: 1. anchor replacement, 2. tower curtain wall, 3. penthouse mechancial, 4. lobby. The majority of work was scheduled outside regular business hours to avoid disruption to the tenants.

Scope of work – As part of their purchase of this 25-storey commercial building in December 2010, Crown developed a plan to completely retrofit the façade.  Recognizing the challenges of retrofitting an occupied commercial tower, Crown partnered with C3 SGS (C3) and Quadrangle Architects Limited to implement the retrofit. Together, the team designed a fully custom, high performance curtain wall system.  The new system was installed while the original system remained in place.  Therefore, the interior of the building was never exposed to the elements during construction.  The system solved the performance problems, while providing the opportunity to overhaul both the exterior and interior appearance.

Toronto City Hall

Design & Installation of a Retrofit Glazing System

Scope of work – C3 Specialty Glazing Solutions was awarded the contract to undertake the design and replacement of 780 original windows on the East tower. They were replaced with energy efficient, double-pane units with a custom stainless clad aluminum frame. Not only were the existing windows stained, but occupants complained of discomfort due to inconsistent temperatures in their working environment. The City of Toronto recognized the negative impacts this had on both energy efficiency and employee productivity and morale.   
In undertaking the retrofit, the architectural significance of the building required consideration.   Aside from the existing glazing and gasket, all components of the historic fabric of the building had to remain.

Scope of work – C3 Specialty Glazing Solutions was selected by Woodbine Entertainment to lead the team for the glazing replacement at Favourites Dining  Room .    This vibrant tiered dining room  is a favourite of race fans offering a spectacular view of the race action. The original glass curtain wall had aged to the point where weather resistance and guest comfort were significantly compromised. The new custom structural glass wall enhances the guest views while providing the owners with a more energy efficient solution.

Scope of work – Transformation of the aging Primrose-Best Western hotel into a modern and vibrant downtown student residence. The original drab precast panels adorning the Carlton Street elevation were removed to accommodate an airy and bright student lounge area with clear views to the street below. This transformation was made possible through the use of a purpose-engineered structural glass system designed installed by C3 SGS. The structural glass seamlessly integrates with custom aluminum framed spandrel areas above and below.

Madison Center

Curtain Wall Panel Investigation & Repairs

Scope of work – Investigate the root cause of panel the failures and to devise durable, cost-effective repairs. The investigations concluded that there was a systemic problem extending to a significant percentage of the metal panels. C3's proposed solution enabled the reuse of the existing panels. This resulted in significant cost savings over the option of installing new panels. A mock-up was built and tested to confirm that the proposed repair could withstand the newly specified loads. Full scale repairs were completed in late 2007.
